Waterfront doesn’t mean the same thing in every neighborhood

The most important thing you need to know about waterfront living in Crystal River is that not all waterfront property is the same. This waterfront town offers a mix of canal-front homes, riverfront homes, bayfront homes, and even Gulf-access properties.

Flood Zones and Insurance

When you’re buying a waterfront home in Crystal River, go ahead and assume you are in a flood zone. While many factors are considered when it comes to flood zones and insurance, there is a good rule of thumb in Crystal River: If  you live west of HWY 19, you’re going to face mandatory evacuations during any hurricane event because of the potential for flooding.

However, the elevation of your home also makes a difference. Before making an offer on a waterfront home in Crystal River, ask for a copy of the elevation certificate as well as insurance quotes.

Maintenance Matters

Let’s not forget something important – maintenance is a must. You take care of your home no matter where it’s located, but did you know here are additional maintenance musts when you live on the water? Oh, there are.

Salt air wears down your metals, your windows, and your finishes faster. Docks and seawalls require inspections and sometimes repair. Erosion – particularly along the river and the bay – can be a concern.

What does this mean? It means you need to factor in the cost of these maintenance items when budgeting for your home.

The water is home to many species

One of the most important things to remember when living on the water in Crystal River is that your home might be along the water, but the water is actually home to many different species. Crystal River is famously known for its manatees thanks to the warm waters of Three Sisters Springs.
